Doesn't matter, pay for it anyway. Don't use City trash? Doesn't matter. Live on a dirt road, or your neighborhood built and maintains your own road? Doesn't matter. Are you nudged out into unincorporated territory, so you don't have voting rights? Doesn't matter.
Paying for the mere privilege of not losing your property at the hands of men with guns, the rate determined by how much other people want what you got, is a goddamn disgrace.

Property tax on unimproved value with a generous lower exclusion, for your primary residence (let's say it's only the top 10%, letting you go be a hermit in peace and never be bothered), is the least bad other than tarrifs, minor sin taxes and direct fees for services.
It's not even how much other people would pay for your place, they don't have some fancy program to look at the sales in your area or anything like that.
