I kind of phrased this badly. We probably agree in the end. I'm just trying to say that any problem we have involving humans has as one of its factors impacting the dynamic of the problem as being "human nature" is the same.
The ancients didn't have the problem of determining what the correct speed limit is in a neighborhood but the ancients did have people who would have believed putting the speed limit low enough to maximize government revenue is ideal, people that would have wanted to minimize accidents, people that would have wanted to minimize road traffic noise because they live near where the speed limit is being place, people who believe the limits should balance the maximization of the flow of traffic while minimizing and people injured through accidents, people who wanted limits to minimize road maintenance and people against speed limits altogether.
All the human elements involved between different people's trying to maximize their interests and perspectives regarding the problem of speed limits in modernity are the same human elements that existed for the ancients.
So yes, the exact nature of our problems differ than the ancients but the human component of all these problems has stayed the same.
I've spent a lot of time studying ancient Greece and Rome. The more I've learned about them the more I realized they had more wisdom than us in a lot of ways but also lacked wisdom just like us in a lot of ways. The similarities between us and the ancients is unmistakable though. We just have different technology. Anyone who thinks humanity has "evolved" or "progressed" compared to the past is sorely mistaken. We're exactly the same. All our problems are exactly the same.

To be quite honest, Trump winning should send stocks down. Tariffs will hurt major multinational companies even if the net overall impact is that the average American is better off. Remember, Wall Street and Main Street don't always move in lockstep.
But everytime there is change, people are harmed so how does that work?
I'm just saying historically whenever there's a violent revolution there's usually rich people from the government involved. That's usually because they'll have the resources to be able to make a real stand on a hill and then people will follow along with being able to promote enough propaganda to get significant support.
The peasant classes rarely if ever have risen up entirely on their own unless it was a matter of life or death.
But also, it's rare for radical changes to occur in government without the use of force. The use of force doesn't necessarily need to mean significant violence but the threat of it can be enough as well like when militaries execute coups, they can often be minimal in the amount of violence used.
You don't get a critical mass of people if everyone is scared of using violence. That's why many people encourage violence before the critical mass to try to get a critical mass. No one suggests standing on a hill by themselves but you're never going to get a hill full of people of not one person is willing to stand on the hill. Though, to be fair, you only get a critical mass of people when there's no food, water and electricity. Or if the government is involved.

Trump losing really should break the spell over all the "VOOOOT HARDER" people. If Trump loses, realistically, people should understand that they'll never fix their country by voting. However, I imagine that won't happen. I saw what happened after 2020 and how quickly all the same people who said the election was rigged said don't worry we'll vote our way to victory in 2024. I think Trump will win simply because it keeps everyone locked and loaded into the democratic system. The MAGA crew think they've saved the Empire while the leftists will chalk up losing to ever White men that voted Trump and how Kamala wasn't truly that great given the whole process by which she became the frontrunner. Then an amazing Democrat candidate comes around next election and wins. The cycle continues. Nothing changes. Americans don't realize that voting will never save them.
I don't think Trump will lose only because I think this runs the risk of people not believing in the democratic system, though I don't think it really matters what happens because in the end no one is going to do anything anyway.

Women write like they talk. 99% of female authors are trash but 99% of writing out there is female. Go a bookstore and look around. You'll find female author after female author of obvious trash quality. Meanwhile, you'll find a few male authors here or there and obviously, they're writing quality.
If we banned women from writing the overall average quality of writing would soar immensely.
There's no saving the industry because women are in style right now and women buy their own trash. Ask a random young woman what she's reading and she'd almost always reading trash female authors. Try to suggest a good quality book written by a man and the women will always suggest such a read is "too difficult".
I've heard women who've joined book clubs talk about how they've read 50+ books this year. Then you see the books they've read and it's like reading a magazine, the quality is terrible. Meanwhile, an actual good book is like impossible for most women to read because they "won't get it" or it'll be "too hard".
Women did to writing what they did to gaming. Mobile gaming makes all the money now because of women and the quality is trash. With writing the worst quality books now make the most money because of women and women are the best at producing the lowest quality trash books other women buy.
I just assume all hot women regardless of race have a body count of 1000 and are currently balancing 10 different boyfriends with 100 fuck toys at any one time. This way I'm not shocked when they're actually somewhat close to this.
Here's what's actually going on.
When a commercial bank issues a loan they will ensure the ratio of NOI to loan payments is something like 1.25:1 so if the rental property earns $100,000/yr then they'll only issue a maximum amount of debt such that the loan payments are $80,000/yr.
They might enter into a 25 years amortization for the loan but a 5 years term. After covid and many "work-from-home" initiatives, many renters left commercial properties and NOI went down while interest rates also went up. When terms matured, oftentimes the ratio dropped from 1.25 to 1.00 or even worse. If the ratio is 0.50 in theory, the business shouldn't be able to repay its debt and banks in theory should call the loan or find a way to secure enough income somehow to cover the loan payments (corporate guarantees from other businesses, etc...) or they restructure (demand cash payments to paydown debt to reduce the total exposure etc...). Many banks did not restructure the debt or secure some sort of income source to ensure a 1.25:1 ratio but the debt was still being repaid. Oftentimes, this debt was simply being repaid by a line of credit or something. In effect, the banks are just kicking the can down the road. At some point, it'll become unsustainable and the eventually the person will default on their loan. Of course, that's assuming renters don't come back and/or the borrower doesn't secure more income somehow. Banks kicked the can down the road because real estate prices were so bad, the banks didn't want to take ownership of the real estate by calling the loan. The hope from banks is that lower interest rates will help bring the ratios back to >1 or at the very least increase real estate values enough that assuming the debt becomes worthwhile. Of course what could also happens is that the lower rates don't help enough and then a whole bunch of commercial banks start taking huge losses on commercial real estate.
I actually do lending in commercial real estate and my assessment from the inside is that there is a worry and it's quite noticeable my FI is quite worried about these issues but so far everything seems to be trending in the bank's favor. I believe most commercial banks will unwind their positions and no big giant systemic event in commercial real estate losses will get triggered. The biggest issue though is like the article says. By simply renewing all these loans that weren't very good instead of calling them or restructuring properly, it actually did make it much harder to originate new loans and that has taken a hit to our profitability. Still, it might have been the right move in the end.
