I haven't spent much time there in a few years although I'm there a few times a year as briefly as possible, but back before Covid I did a ton of projects there. I've been all over. Southwest part of the hole is full on black hood. But the north side is super faggotly gentrified. There's a large part of metro Dallas that is intense left wing. The ones that totally have to have their cutesy coffee shop that's serving them sugar syrup in brewed turds and calling it craft coffee, their rainbow sidewalk, their temples of unitarian church, and the trendy bars that went from Floyd to Ukraine to Gays for Palestine.
That's really what metro Dallas is, you get your niggers, or you get your buttsex enthusiasts. You occasionally get both. Nothing else. I really only like the West side of the DFW area not even on that pic. The top half of that donut is just Indians and Muzzies.
That's like every major blue city these days. After covid and the BLM riots destroying a fair chunk of the shops, I went down to the old entertainment area with the good bars and restaurants and it was all rainbow flags, free palestine messages and the trendy coffee shops.

Don't forget the traffic Apocalypse and miles or urban sprawl.

Sounds like New Orleans with less partying
Thank you.
