Perhaps it is hard to tease out cause and effect, but the statistics say that whites are afraid of blacks and move out when they move in. There was a mayor of Atlanta that basically said "we will follow you" re the suburbs. And the exurb was born. I can't account for every individual person. I just see what happens to large groups.
Actually it should be easy to see that because you should actually see the neighborhood leave immediately. You should see a situation where white homeowners drop like a rock, and then blacks buy up the property.
Instead what you see is white homeowners not really responding at all, until a tipping point happens. The initially population of blacks that move into the community are referred to as "pioneers", and basically no one has issues with them. Somewhere around the point where blacks are now 30% or more of the home owners and the neighborhood starts to culturally shift from a white community to a black community. Then there becomes ethnic conflict between the two groups on a cultural basis. When interviewed about this, black residents who were pioneers recalled that they wanted to move into a white community, and at a certain point after them, black migrants wanted to move into a black community. There becomes a point where the standards and expectations of the white community, that the pioneers were exposed to, drops off and it becomes like the standards of the black community the pioneers left. Those drop off in standards is actually where we see a decrease in property values, due to lack of maintenance and cleanliness. Then what follows that is crime (because crime is attracted to disorderliness). That is when you actually see white flight take place, because whites are actually using their home value to build asset wealth. At that point, they have to move to preserve the wealth they've accrued in their home, or they will screw over their family and retirement.
However, once they do that, it's a positive feedback loop of collapsing housing prices, and that is when you see lots of whites move out all at once as home prices fall.
The vast and sweeping majority of the time "white flight" in the way that it is portrayed by the Left almost never happens. Whites don't just see a black person and everyone runs for the hills. Instead what happens is whites respond to collapsing property values and get out while they still can. That or the whites are simply demographically replace (which is more common along the border).
I accept the qualification that white people aren't afraid of black people until there's a critical mass of them. At 30% they would be justifiably afraid. Statistically at that point you have some problem neighbors. The prices do result in a feedback loop. They are cause and effect with neighborhood desirability. As happens with things with difficult to ascertain inherent value.
The problem is that you don't have inherent value, nobody does.
If you just say, "no, it's good, unlimited mass migration is fine as long as it's from Germans, Jews, or Japanese" that tells you nothing. You need to tell where people are coming from and why. And even there, we still see the effects of Leftism having an even worse effect.
Ecuador is a good example, given how bad MS-13 became before Bukele's hard-nosed response. MS-13 doesn't originate in Equador, it originates in Los Angeles. It is made of Equadorian migrants. When MS-13 members went back to Equador, that is where you see the crime rate absolutely explode. If you assumed that race and ethnicity was enough, there should be no difference in the crime rate whether or not MS-13 members leave or return to Equador. Instead, LA radicalized Equadorians into extreme levels of violence were not represented in any Equadorian migrant group.
This distinction between immigrant and domestic populations is replicated across multiple states. Hell, East Germans are a full 1 SD IQ point lower than West Germany.
