Those docs don't confirm anything. There's two pages, completely devoid of context and authorship, with no apparent ties to the other Finders stuff (other than the Satanic Ritual Abuse subject) that claim that tunnels were found.
I suspect those pages were from Ted Gunderson's purported investigation. Ted Gunderson was a former FBI agent turned private investigator who claimed to find two tunnel openings on the property. Looking into Ted Gunderson, he seemed to be a complete crackpot. He believed in the Illuminati, mass child sacrifice in New York City, and chemtrails (he called them "death dumps").
Physical evidence for the tunnels:
Angry parents took shovels and a backhoe to the property to dig for tunnels. They found no tunnels, but the found a dead tortise and a broken toy, which they claimed were evidence of the existence of tunnels and animal sacrifice.
Another excavation occurred where differing layers of soil were found, with trash in them, which was claimed as evidence that the tunnels existed at some point. The latest trash was dated from the 1960's. This was consistent with the reports that the previous owners used ditches in the land to dispose of trash.
After the property was razed, some parents hired an investigator to use sonar to look for evidence of tunnels. There was evidence of some difference of soil density, not inconsistent with the previous owner's ditches. Inconclusive, overall.

There was no physical evidence of any tunnels presented by the prosecution over the multi-year trial. To find the tunnel theory credible, you need credible answers to the following questions:
Who dug the tunnels?
There were a handful of workers there. How did they have the time and knowledge to create tunnels under a concrete slab floor?
Where did the soil go?
How did nobody notice the excavation taking place?
Who filled in the tunnels and how?
Once the police investigation started, how were they able to sneak in a construction crew and tons of soil unnoticed, and seal up holes in a concrete slab foundation so that appeared there were never holes in the first place?
Why dig tunnels in the first place?
Why not just use an empty room, or maybe an extra building on the grounds?
The only evidence for the tunnels was the statements given by the children. Some of the other statements by the children were:
Children would be flushed down the toilet, come out in a secret room where they would be abused, then cleaned up and taken back to the school.
Children would be taken by hot air balloon to a mountain to take part in rituals and abuse.
I think McMartin was a travesty. Well meaning adults questioned children until the children gave the answers that the adults wanted to hear, and ruined a bunch of lives as a result.
I actually see a similarity to this now with the explosion in "trans" children, with adults encouraging children to report their "real" gender identity until confused children give the answer that will get them praise and attention.
